Grade 2 Listed Georgian House Hampstead Heath, London

We were recently approached by a client with a Grade 2 listed Georgian fronted house with a large Lutchens 1930’s extension to the rear. The house has mainly sliding sashes but with some casements and amounted to over 60 windows in total.
After extensive discussions with the Conservation, officer we applied and gained LBC ( Listed Building Consent) to replace all the windows, the Georgian section with single glazing but with secondary timber glazing and the Lutchens extension with Slim 12 mm double glazing.

Style Matching

The sliding sashes were recreated with the same lambs tongue and Ovolo Mouldings to the glazing bars and putty pointing was used throughout. The sash boxes were recreated in the same style as were the parting beads and staff beads. We were allowed to fully draft strip the beads and with the slim double glazing this achieved enormous energy savings. They were also much quieter to the extent where previous aircraft noise was obliterated.
The secondary timber glazing fitted to the Georgian part of the house is designed to be removable being fitted in winter and removed in spring, it is very unobtrusive and painted in the colour of the windows unnoticed by the casual observer. The secondary glazing also helps enormously with energy savings and noise reduction.

In technical terms the u-value has been reduced from over 6 to nearer 2, current building regulations require a minimum of 1.6 but of course, do not apply to listed properties or conservation areas. Sound reduction is in the order of 30dBA again aided by there being no gaps or air leaks.
